Looking for small inexpensive space for an FFL

Sorry OP for the thread Steve jacked. He loves to hear himself just run that mouth. It's pretty disgusting. But where you are located would the county or city allow you to run a FFL out of your home.

ATFE would call you and tell you to expect them during the business day. I would have a suite separated from the dwelling for your FFL buisness. I have some friends in Oregan that use Sea containers that are their business Areas and they get them their own address. So its separated from their home. The container can be secured and it's not permanent. That is the cheapest way to go.

Actually, the ATF does not show up at odd hours. They call, they make an appointment, that is agreeable to you. If they show up at an odd hour, you just tell them you're busy and to make an appointment. The internet is rife with BS stories.

A seperately addressed building is not a bad idea, but significantly increases my startup cost as I would want something that looks nicer than a sea container.

I hear you, that still leaves my other concerns though.
 
Sense we’re all giving out free business advice, here some. Pop quiz, name 3 business that you drove past today that you saw a sign for and either stopped, or made a mental note to return to (that wasn’t fast food). I bet the answer is almost none - it’s why billboards are dying as a business, almost all search is done on phones now (if a mod is on, perhaps they can tell us what percentage of us access this site on a mobile device, bet it’s greater than 70%). Frankly, if you’re in the right demographic for your product, and google maps gets you to the door, I think you’re good. But who knows, free advice being what it is and all.. Good luck with your new venture.
 
I believe having a container site is the cheapest way to go if the county you live in allows it.
 
If I were to consider the home FFL route, anyone here whose brain I can pick? Or recommendation for someone I can call?

Almost every distributor I have dealt with required proof of a store front and photos from inside the store. Otherwise they will probably not sell to you as their other dealers with expenses like a store front will rip them new assholes for undercutting their business. Drive by the gun store on 35th ave and Waltan MLS arms and get the name of the landlord off the sign he is a very pro 2A guy. He has multiple properties and likes gun stores. He will probably buy from you as well.

I would not do a home FFL, too many restrictions depending on where you live. The guy who owned C3 did very well out of his rat hole store on 67th and greenway and after he moved until he screwed up.

I hear what you are saying. The cost of rent, utilities, etc. would likely be cost prohibitive. If I have to start small with this as a side business selling used guns and doing transfers, I'm willing to do that.
 
Know a couple of guys who run one man businesses. They rent office/shop space from existing businesses. The busness gets $$ from excess space and they get low rent, a front office presence to accept deliveries, and they are free from all the utilities/taxes paperwork. Not sure how you can find that opportunity, but it seems like a sweet set up.

This is the type of deal I had years ago when I was an FFL dealer back in Colorado. I had rented an unused space from an automotive company that had a huge building with excess room. I walled off my rented area for security and ran my FFL business out of there for almost 6 years. It was nice deal rent wise plus the automotive company already had a good security system in place for the entire building.

It worked out well as someone was always there for UPS pick up/deliveries. I wasn't always there during normal business hours but someone was still there to handout my contact info. I had regular business hours but they were limited to 4 days a week so that was handy especially until I got things established.

I actually got the idea from my gunsmith as he had his rented work space in the back of another business's shop. These types of deals will require plenty of inquiries and legwork to put together but they would benefit all parties involved if you can find a match up.
 
There are executive office suites all over town, look into one, we rent them in anthem, always full with a waiting list.

put the word out with some brokers and walla, space be found

I would need to start as cheap as possible. How much additional would electricity, fees, etc. be on one of the $400 spaces? (What am I looking at total per month?)
