As much as I can't stand the people that live in Sun City and Youngtown I am considering a move to avoid the property taxes. This or a acre and a manufactured home on it as they are much cheaper on property taxes.

Their plan is to move enough democrat voters into republican states to turn them democrat. Honestly the only way to save this country is a purge of the communists/democrats.

Seems like we have an unbelievable number of custom plate options for every cause ever invented. It would have been better to come out with a redforED themed plate which caries a several hundred dollar premium to fun education for those who are passionate about it.

True that modular homes are lower in value and therefore taxed less. But current land values and cost of new modulars will put the total value possibly almost as high as the stick built home you bought some years ago and taxes might be almost as bad as you are now paying.

I bought a modular on an acre as a rental during the recession for a lot less than the cost of a new modular without the land at the time. Its value has increased based on values on my tax bill but not nearly as much as a new unit on the same property would be these days.

Maybe wait until we have the next recession and pick up a deal. Timing is everything.

Be careful. SWMBO and I bought a "manufactured home" several years ago. She didn't want to go through the hassle of building again. We had a two page list of the shortcomings of the new place. The basic problem was that everything in the house was as cheap as possible. I overlooked several places that I should have upgraded. Upgrades probably would have raised the cost to equal or exceed the cost of building from scratch.

Same experience here about 10 years ago. The shell, walls, ceiling, roof, etc. was all excellent; 2x6 walls, great insulation, siding, roofing, etc. But, everything on the inside was crap; cabinets, floor covering, trim, fixtures, etc. If you could buy it as an empty shell and then finish it out however you like, that'd be the route I'd go if I did it again.

I absolutely agree that the stuff inside of these modular sucks. I am a retired building contractor and have built many stick built homes. I didn't even know there was so much garbage that can be used like they use for the modulars. I bought my modular as a rental but have had to work on or replace a lot of crap in that building. The structure itself is fine. But not much inside is acceptable.

I just looked at the last registration slip for one of my vehicles (95 Mustang) was $32 for 2 year registration. So my taxes on that vehicle are going up 200%. I have 9 registered vehicles with the motorcycles and ATVs, this is going to be a very expensive increase.

New Mexico is starting to look like a good option. I hear it is real cheap to register one there. Also tired of getting punished by the state for owning expensive cars and their vehicular rape scheme. I hear NM is 32-65 bucks a year based on year and weight only. That would save me substantially on some of the exotics I own. Just build a place there and drive or truck a couple cars here at a time.

Fees for Registering a Vehicle

The registration fee for passenger vehicles is based on the weight and model year of the vehicle. Registration fees range from $27.00 to $62.00 for a one (1) year registration or $54.00 to $124.00 for a two (2) year registration.

Registration fees for trucks with a declared gross vehicle weight (DGVW) of 26,000 pounds or less are also based on the weight and model year of the vehicle. Registration fees range from $38.00 to $207.00 for a one (1) year registration or $76.00 to $414.00 for a two (2) year registration.

The original proposal was $18 per car per year. At that rate they were going to generate about 150 million, which was supposed to be more than they needed. Now it is $32, so that is WAY more than they needed.

To echo what is already stated. I make a point to own older cars because they are easier and cheaper to work on. So my registration has gone from about $20 a year to $50+ a year. That is a crock of S**T.
